Because the project is already operating, the central risk is no longer whether the buildings will be delivered. The meaningful checks sit at unit level: title ownership, registered mortgage, juristic-person debt, physical condition, alterations, tenancy status and foreign-quota eligibility. A completed condominium gives the buyer an advantage here because the building can be inspected as it is actually managed, and the unit can be compared with real neighbours and resale stock rather than launch promises.
A visible entry price
DDproperty showed a sale range starting at about THB 1.75M when checked on 20 Sep 2026. That is useful as a market floor, but it is not a universal buying price. The cheapest listing may be smaller, tenanted, in Thai quota, less renovated or simply marketed for a quick sale. Foreign buyers should compare like with like and separate three questions that are often mixed together: the asking price, the negotiated price and whether the chosen unit can actually be transferred in foreign freehold.
On Nut, but not station-front
The project sits within Sukhumvit 50 rather than directly on the BTS line. Sources place On Nut station at roughly 1.2–1.3 km, so the daily experience depends on how you handle that final stretch. Drivers and residents comfortable with a short motorcycle-taxi or connecting ride may see the location as a reasonable way to stay in the Sukhumvit corridor at a lower entry cost. Buyers who define convenience as a short walk from lobby to platform should test the route in person before treating the address as a typical BTS condo.
Simple unit hierarchy
The core layouts are easy to understand: approximately 25 sqm and 30 sqm one-bedroom units, and a two-bedroom around 48 sqm. That simplicity helps when comparing resale stock because differences in condition, floor, outlook and tenure become easier to isolate. At these sizes, layout efficiency matters more than a headline price per square metre. Two units with similar registered areas can live very differently depending on storage, furniture placement, natural light and whether the original layout has been altered.
Low rise, high population
Four eight-storey buildings create a low skyline, yet 772 residential units make this a sizeable community. Parking is reported at about 43% of units, and project sources list two passenger lifts per building. Those numbers do not make the project unsuitable; they simply tell a buyer what to inspect. Visit during busy hours, look at lift waiting times and parking practice, ask how access is controlled, and review the juristic person’s current finances. In a large completed condo, management quality can matter as much as the original specification.

The location is inside Sukhumvit Soi 50, on Roem Charoen Alley in Phra Khanong, Khlong Toei. It is not a station-front condominium. Project guides place On Nut BTS at roughly 1.2–1.3 km, which makes the last part of the trip an important part of the daily routine. Some residents will be comfortable using a motorcycle taxi, car or short connecting ride; others may find that distance material if they expect to walk to the train every day. The trade-off is a position deeper inside the soi, away from the immediate Sukhumvit frontage, while still retaining access to the expressway network and the wider On Nut–Phra Khanong area. The low-rise label can sound intimate, but the overall population is substantial. Project profiles report two passenger lifts per building and parking at around 43% of the unit count. For an owner with a car, the practical question is therefore not whether parking exists, but how spaces are currently allocated, whether any rights are attached to a particular unit and what the juristic office actually enforces.
The original unit mix was deliberately compact: one-bedroom layouts at about 25 and 30 sqm, plus a two-bedroom plan around 48 sqm. Current resale listings show nearby but not identical measured areas, which is normal once actual units, title-deed areas and different layouts enter the market. A 25 sqm one-bedroom is fundamentally an entry-level city apartment; around 30 sqm gives a couple or single occupier more usable breathing room; the roughly 48 sqm two-bedroom provides separation between sleeping and living functions without becoming a large family unit. The exact registered area and room configuration should come from the title and unit documents, not from a generic project profile.
The common-area package is broader than the bare minimum for a budget-oriented low-rise condo. Current and historical project sources consistently identify swimming pools, a gym, children’s areas, landscaped leisure space, a walking or jogging route, lobby areas, parking, controlled access, CCTV and security. The published common-area fee is THB 45 per sqm per month, while original sales information cited a THB 500 per sqm sinking-fund contribution at first transfer. For a resale buyer, the more useful documents are the latest juristic-person fee schedule, the unit’s debt-free certificate, recent meeting minutes and any notice of special assessments or major repair programmes.
The development was marketed under All Inspire Development and built through a dedicated joint-venture project company. Sangfah, the contractor, identifies All Inspire–Hoosiers Sukhumvit 50 Co., Ltd. as the project owner for the construction contract and confirms four eight-storey buildings completed in 2019. Smart EIA now lists the condominium juristic person as the current project owner and the joint-venture company as the former owner. That distinction matters on resale: brand history is useful context, but the transaction itself is governed by the seller’s title, the condominium’s records, any registered encumbrances and the transfer process at the Land Department.
Ownership format
The project is a freehold condominium. A foreign buyer can register a selected unit in foreign freehold only if foreign quota remains available at the time of transfer; the condominium juristic person must confirm the quota before registration.
Unit types & sizes
The smallest original layout and the clearest entry-level format. It can work for a single occupier or as a compact rental unit, but storage and work-from-home space are naturally limited. Resale listings sometimes show slightly different measured areas, so compare the registered unit area rather than relying on the generic type name.
The more comfortable one-bedroom option. In a compact condo, the extra five square metres can materially improve dining, work and storage arrangements.
