About the project

The Bridge is a completed mixed-use development on National Assembly Street in Tonle Bassac. It is not a single residential tower in the conventional sense, but a sizeable vertical complex formed by two high-rise blocks above a shared five-storey commercial podium. One tower is primarily residential condominium space, while the other contains SOHO units; the buildings are linked by skybridges. Retail and service uses occupy the lower levels. That arrangement makes everyday life convenient, but it also gives the property the scale and circulation of a vertical urban district rather than a quiet boutique residence.

The scheme was developed through a joint venture between Oxley International and Worldbridge Land. Oxley-Worldbridge's project materials describe 45 storeys, a site of roughly one hectare and two towers. The local developer profile lists one-bedroom homes, two-bedroom-plus-study layouts, three-bedroom residences, penthouses and a smaller set of relaunched two-bedroom units. A separate inventory consists of SOHO premises, retail space and shophouses. The distinction matters because residential apartments, SOHO units and commercial property may carry different permitted uses, ownership documents, operating costs and buyer profiles.

Because The Bridge is already operating, a buyer is assessing a specific resale unit rather than a construction promise. Public inventory ranges from compact homes of about 42 sqm to one-bedroom apartments around 70 sqm, larger two-bedroom and duplex-style residences, three-bedroom units near 108–109 sqm and penthouses. Fit-out is not uniform. Some listings are fully furnished, others reflect an owner's individual renovation, and older advertisements may still use marketing renders. The condition, outlook, floor, usable area and included appliances therefore need to be checked unit by unit.

The project combines residential and commercial functions within one structure. A five-level podium supports the towers, and the amenities are distributed between them. The official project page describes a sundeck pool, children's playground, family gym and function rooms for the condominium tower, while the SOHO tower is presented with a rooftop pool and gym on level 39. More than one thousand parking spaces are also stated. Access should still be verified for the particular property type, because a facility shown for the wider development is not automatically included in every resale listing or commercial unit.

The address places the development in central Phnom Penh. National Assembly Street runs through Tonle Bassac, close to major business, hospitality, retail and entertainment destinations and with practical access towards Koh Pich. The same centrality can bring traffic, event activity and a higher level of commercial movement than a small residential lane. A sensible viewing should therefore consider window orientation, floor level, city or river outlook and actual interior noise rather than relying on the district name alone.

Resale pricing is broad. The lowest public asking level identified on July 18, 2026 was $80,000 for a compact unit of roughly 42 sqm. At the same time, public inventory included one-bedroom apartments around $104,000–119,000, two-bedroom options from roughly $150,000, three-bedroom homes from $158,000 and a four-bedroom penthouse advertised at $360,000. These are individual listings published at different times, not a unified project price list. Urgency, furnishing, title, unpaid management charges and the precise floor or view can all affect an asking price.

Due diligence must focus on the documents attached to the selected unit. Official corporate material describes the development as freehold, while individual advertisements use terms such as Strata Title and Hard Title. Those labels should not be merged into one project-wide conclusion without inspecting the actual certificate. The buyer should also obtain the current service-charge schedule, short-term rental rules, parking entitlement, amenity-access terms, engineering condition and payment history. Completion removes much of the construction-stage uncertainty, but it makes legal and technical verification of the individual asset even more important.

Offers within The Bridge are best compared by property function as well as bedroom count. A condominium in the residential tower, a SOHO premise and a penthouse may look similar in photographs while differing in documentation, amenity access and operating rules. Area figures also require care: many advertisements show only one total measurement, whereas selected listings explicitly separate gross and net space. The verified IPS duplex, for example, is stated as 130 sqm gross and 91 sqm net. That gap is too large to compare price per square metre without first identifying the measurement basis. A meaningful comparison should use the same area definition or assess the whole-unit price alongside the actual plan.

A viewing of a completed development should extend beyond the apartment door. The route from vehicle access and parking to the lifts, the condition of corridors and common areas, peak-time lift demand and the operation of air conditioning, water and power inside the unit all deserve attention. On high floors, window seals, balcony doors, wind exposure and waterproofing become particularly relevant. For a furnished sale, the included items should be recorded in an attachment to the contract; listing photographs do not prove that appliances, light fittings or furniture will remain. Recent management-fee and utility receipts should also be requested so that an urgent asking price does not conceal outstanding liabilities.

For an investment case, The Bridge is better assessed through actual unit-level sales and rental evidence than through historic promotional claims. Performance depends on entry price, vacancy, agency commission, management costs, repairs between tenancies and the building's real operating standard. SOHO premises and conventional apartments may serve different tenant groups and face different restrictions. A rental forecast should therefore use comparable units of the same type, size and fit-out. The volume of inventory within the complex makes benchmarking easier, but it also increases competition between owners, giving a clear view, sound condition and transparent documentation greater importance than the project name alone.
