Genuinely large homes

The published range starts at roughly 64 sqm and extends beyond 170 sqm for private-pool formats. That is materially larger than the typical compact Phuket investment condominium, making the project more suitable for longer stays and family use while also increasing the purchase budget and sensitivity to per-square-metre running costs.

Five low-rise buildings

All residential buildings are presented as four storeys. Low-rise design does not automatically guarantee privacy or a sea view, but it reduces the sense of tower density and makes the exact position of a unit within J1, J2, K1, K2 or K3 more important.

Building-level progress

The July construction update reports progress building by building rather than hiding everything behind one project-wide percentage. That gives an off-plan buyer a more useful way to judge the selected unit: match the apartment to its building and review the progress of that specific structure.

Hospitality is central

Concierge service, hotel management, spa, dining, fitness and children's facilities are part of the core proposition, not decorative extras. This works best for an owner who values a managed resort environment; a buyer who will rarely use those services should examine the cost structure and management rules closely.

Tenure needs diligence

The current foreign-buyer structure is a 30-year leasehold under a Sublease Agreement. This is not a purchase where the word 'condominium' should be taken to imply foreign freehold, so the underlying lease chain and registration mechanics need to be understood before a substantial payment is made.

Maviston Mai Khao is a low-rise resort-style residential development on Phuket's north-west coast in Mai Khao. The current project is organised around five four-storey buildings identified in construction updates as J1, J2, K1, K2 and K3. FazWaz currently lists 66 residences and a December 2026 target completion. The format is quite different from the compact, high-density condominium stock seen elsewhere on the island: the smallest published residence is around 64 sqm, while the largest private-pool formats run beyond 150 sqm. That gives the project a clear identity. Buyers are paying for space, terraces and a hospitality-led environment rather than simply for an efficient apartment near an urban centre, and the entry price and ongoing service costs need to be viewed in that context.

The development sits on Soi Maliwan Uthit in Mai Khao, Thalang, within Phuket's quieter northern resort belt. The project material is built around access to the beach, a large amount of open space and a hotel-style operating model. Published facilities include a communal pool, beachfront restaurant, spa, gym, running track, kids' club, event hall, concierge service and hotel management, while selected larger residences have private pools. Those features matter for more than lifestyle imagery. They imply a property that is meant to be actively serviced and managed, with owners relying on common facilities rather than treating the residence as a simple standalone condominium with minimal shared infrastructure.

Construction was still active at the latest primary-source checkpoint reviewed. On 24 July 2026, the developer reported structural progress of roughly 90% for J1 and J2, 65% for K1, 78% for K2 and 81% for K3. Architectural and MEP progress varied even more: J1 was already well advanced, while K1 remained at an earlier stage for architectural and building-services work. This makes the December 2026 completion date a target rather than evidence of readiness. For a buyer choosing an off-plan unit now, the relevant question is not only whether 'the project' is on schedule, but which building the selected residence is in and how that building is progressing relative to the rest of the site.

The ownership structure is another defining point. The project currently markets a 30-year leasehold to foreign buyers through a Sublease Agreement rather than documenting foreign freehold within the condominium quota for the units now offered. A leasehold transaction can be workable, but it changes the due-diligence questions. The buyer needs to understand who grants the sublease, the lessor's underlying rights, how registration is handled, what rights transfer on resale, what happens on inheritance, and what termination provisions apply if the underlying arrangements fail. The project's own material explicitly refers to the 30-year structure, so the lease should be reviewed as a core asset document rather than as a secondary sales term.

Current public pricing starts at approximately THB 8.35-8.37 million for one-bedroom stock. Recent market publications put two-bedroom beachfront residences from about THB 22 million, three-bedroom residences from about THB 24.5 million, and private-pool layouts above THB 30 million. The spread is substantial because this is not a single repeated floor plan: size, building, outlook, terrace depth and private-pool configuration all change the economics of the unit. These are market anchors as of 3 September 2026, not a universal developer price list. Before reservation, the buyer should obtain a unit-specific availability sheet showing the exact unit number, contractual area, view, furniture package, ownership structure and all compulsory charges.

Running costs also deserve attention because the residences are comparatively large. FazWaz currently publishes a common-area fee of THB 80 per sqm per month and a one-off sinking-fund contribution of THB 1,000 per sqm. Those figures can become meaningful on a 100-170 sqm residence, particularly for an owner who uses the property only part of the year. The trade-off is a broader amenity and management package than a simple low-rise apartment block. Maviston makes the most sense for buyers who specifically want quieter northern Phuket, generous internal and outdoor space, resort services and a beachfront setting. Buyers who require foreign freehold, very low carrying costs or immediate move-in should compare it carefully with completed condominium alternatives before committing.

The current offer to foreign buyers is a 30-year leasehold structured through a Sublease Agreement. Foreign freehold has not been confirmed for the current sales phase; the head lease, registration mechanics, resale rights and inheritance provisions should be reviewed before signing.
