Supalai City Home Ratchada 10 is a large, mature residential compound in Huai Khwang, set inside Ratchadaphisek Soi 10 between the Thailand Cultural Centre and Huai Khwang MRT catchments. It is no longer a developer-sale story. Buyers are looking at resale stock in an established condominium, so the questions that matter are different from those of a new launch: the condition of the specific unit, the building it sits in, common-area maintenance, the juristic person’s management, and the seller’s title documents. Multiple Thai project databases describe roughly 13 rai of land, eight-storey buildings and 1,414 residential units. The development is commonly described as a nine-building scheme, although some detailed profiles distinguish residential blocks from a separate clubhouse building. The scale gives the resale market useful depth: compact units around 30 sqm sit alongside much larger apartments around 69–70 sqm.
The location works because it combines an inner-soi setting with access to the Ratchada corridor. The compound is not directly on Ratchadaphisek Road; route descriptions place it about 240 metres inside the soi. That takes some traffic noise away from the main road while keeping two Blue Line MRT stations within a realistic walking radius. Portals report different figures depending on the measured entrance and station, generally around 0.7–1.1 km to Thailand Cultural Centre or Huai Khwang. The practical test is the walk itself rather than a single distance number. This is a busy local street with food, convenience retail and everyday services, which suits buyers who prefer a lived-in Bangkok neighbourhood. Anyone expecting a station entrance immediately outside the lobby should treat the walk as a compromise, not a footnote.

Physically, this is a low-rise campus rather than a single tower. Eight floors spread across several blocks create a different residential feel from the newer high-rise stock around Rama 9. Common facilities are centred on the clubhouse and include a pool, fitness space, landscaped areas and children’s facilities. Project profiles also list on-site shops, parking, key-card access, CCTV and 24-hour security. Because the development is approaching two decades of use, those amenities need to be judged as maintained assets rather than brochure features. A buyer should inspect the pool plant, gym equipment, lifts, corridors, façades, drainage and visible building services, and should ask what major repairs have been completed or approved by the condominium juristic person.
The original unit mix is straightforward: studios, one-bedroom apartments and two-bedroom apartments, broadly spanning about 30–69 sqm. DDproperty’s more detailed project description breaks that down into studios at roughly 29.91–30 sqm, one-bedrooms around 30–39 sqm and two-bedrooms around 69 sqm. Resale advertising is less tidy. Renovated 30 sqm units can be marketed as either studios or one-bedrooms, and current two-bedroom listings appear from the low-60s to around 70 sqm. That makes the floor plan more useful than the label in the listing title. Buyers should compare the actual kitchen separation, bathroom count, window line, storage, structural walls and renovation quality before treating two similarly priced units as equivalent.
Pricing is one of the project’s clearest reasons to stay on a shortlist. On the 1 September 2026 check, FazWaz showed an explicitly active 30 sqm studio at THB 1.65M and a 29.82 sqm one-bedroom at THB 1.79M. PropertyHub’s June 2026 sale feed showed a 30 sqm one-bedroom at THB 1.75M and two-bedroom stock from roughly THB 3.1M. DDproperty displays a wider project-level sale range starting at THB 1.39M, but the lowest number is not transparently tied to a unit whose current availability and condition can be verified from the project summary. For that reason, THB 1.65M is used here as the public starting anchor: it is a verifiable asking price, not a promise that the same unit will remain available.
Foreign ownership has to be checked unit by unit. Thailand’s condominium rules cap foreign freehold ownership at 49% of the aggregate unit area of a registered condominium. Current Supalai City Home Ratchada 10 listings illustrate why this matters: FazWaz shows both Foreign Quota and Thai Quota stock in the same project. A foreign buyer therefore cannot assume that any resale unit can be transferred into foreign freehold simply because another unit in the compound has foreign quota. Before paying a reservation or deposit, the buyer should obtain the condominium juristic person’s quota confirmation for the selected unit, review the title deed, and make sure the funds and transfer documentation meet Land Department requirements.
The project is best understood as a value-and-location purchase rather than a new-build lifestyle product. It can suit an owner-occupier who wants Ratchada access at a lower capital cost, or a long-term rental investor who prefers an established neighbourhood with a broad tenant base. The trade-off is variability. Two units of the same size can differ materially in renovation age, plumbing and electrical work, noise exposure, view, building position and future maintenance spending.
