Baan Mai Khao has been operating since 2015, so the transaction can be based on the actual apartment and the actual condominium rather than a handover promise. Condition, common-area upkeep, owner records, debt clearance and foreign-quota documentation can all be investigated before transfer.
The beach is functional
There is no public road between the residential grounds and Mai Khao Beach. That makes the shoreline part of the property's everyday circulation, supported by beachfront leisure areas and multiple pools rather than being a beach that is merely close on a map.
Space changes the use case
The original one-bedroom range begins at about 59.5 square metres and the project extends through duplexes, large three-bedroom homes and penthouses around 260 square metres. Those sizes favour genuine second-home and long-stay use more than the compact investor-studio model common in many resort developments.
Ownership is unit-specific
The project is a registered condominium, but a foreign buyer still needs the selected apartment to be transferable within Thailand's 49% foreign ownership quota. A current juristic-person confirmation is more important than a generic freehold label in a resale advertisement.
Mai Khao is a choice
The northern location suits owners who value beach access, space and a quieter resort environment. It is less convincing for someone whose daily routine depends on Patong, Phuket Town or the southern beaches, because those journeys become a recurring part of ownership.
About the project
Baan Mai Khao is first and foremost a beach property. The residential grounds sit directly on Mai Khao Beach in north-west Phuket, with no public road between the complex and the shoreline and roughly 70 metres of beachfront frontage described in project material. The shared spaces follow that logic: a 50-metre lap pool, additional relaxation pools, a beachfront pool with a children's area, landscaped grounds, fitness facilities, a lobby, multipurpose areas, security and concierge support. For an owner who wants quiet mornings, long beach walks and a resort-style base, the setting does most of the work. It is not, however, a universal Phuket location. Mai Khao is far less urban than Patong or Phuket Town, so buyers who expect restaurants, nightlife, offices and daily errands to sit close together should be comfortable driving.
The second defining point is that the development is already mature. Baan Mai Khao was completed in 2015, which means a prospective buyer is not choosing between renders and a promised handover date. The exact apartment can be inspected, the common areas can be judged after years of real use, and the condominium juristic person can be asked for documents that matter to a resale transaction. That includes current common charges, debt clearance, owner-meeting records and foreign-quota confirmation. The original launch package is useful background, but today's transaction is shaped by the individual owner and the current condominium records. Furniture, renovation quality, asking price and ownership status can differ substantially from one resale unit to the next.

Physically, the project is a relatively low-rise scheme for a Phuket resort condominium. Its 206 residential units are distributed across nine buildings on approximately 21,960 square metres of land: six three-storey buildings and three five-storey buildings. The original unit programme is also unusually spacious compared with many newer investor-focused developments. One-bedroom apartments begin at around 59.5 square metres; standard two-bedroom homes start at 79 square metres; duplexes run above 115 square metres; and the line-up extends to three-bedroom apartments and penthouses around 260 square metres. The result is a product that behaves more like a collection of proper second homes than a building of compact holiday studios.
Pricing reflects that variety. The lowest active asking level that could be verified at the time of this review was THB 6.94 million for a one-bedroom apartment of roughly 65 square metres, while other current stock ranges through materially more expensive two- and three-bedroom homes and large sea-view units. The headline minimum should therefore be used only as an entry marker. A useful comparison between two Baan Mai Khao apartments needs the title-deed area, building, floor, outlook, renovation and furniture condition, ownership status, outstanding juristic-person charges and the seller's willingness to negotiate. A lower price can be attractive, but it can just as easily reflect position, condition or a different ownership profile.
For a foreign buyer, the most important legal question is not whether Baan Mai Khao is generally described as a freehold condominium. Thai law allows qualifying foreign buyers to own condominium freehold directly only within the statutory 49% foreign ownership quota. Some current Baan Mai Khao listings are marketed as freehold, but that does not establish that every apartment can be transferred to a foreign name at the time of purchase. The condominium juristic person should confirm the available quota for the specific unit before a meaningful deposit is paid and again for the transfer process. This unit-level check matters more than the tenure label in an advertisement.
A ten-year-old beachfront development also deserves a different maintenance review from a new building. The advantage is visibility: a buyer can see how façades, pools, lifts, planting and shared spaces have held up. The risk is that major capital works become more relevant as a property ages, especially in a coastal environment. Owner-meeting minutes, planned repairs, reserve-fund information and any special assessments can therefore influence the real cost of ownership. The monthly common-area fee also needs a live confirmation because two figures remain in circulation — THB 85 and THB 70 per square metre per month. The current juristic-person schedule, not an old brochure or listing template, should be used for budgeting.
Baan Mai Khao makes the most sense for buyers who actually want what Mai Khao offers: a quieter northern-island base, direct beach access, generous internal space and a finished development that can be inspected before purchase. It can work as a private holiday home, a family base for longer stays or an investment property, but those three uses should not be treated as the same financial case. An investment purchase needs a unit-specific model covering acquisition price, achievable rent, vacancy, management cost, common charges, taxes and eventual resale liquidity. The Sansiri name and first-line setting are meaningful characteristics, but neither provides a guaranteed return. The stronger case for the project is that a buyer can investigate a large amount of real-world evidence before committing.

A foreign buyer may hold condominium freehold within the statutory 49% foreign ownership quota. Unit types & sizes
The smallest original format is still generous by current resort-condo standards. It works for a single owner or couple who wants a separate bedroom, a proper living area and enough space for longer stays rather than a compact hotel-room feel. Resale condition and furnishing quality can vary materially from one unit to another.
A practical family format before moving into the much larger duplex and three-bedroom tiers. The second bedroom works for children, guests or two adults sharing the property, while the nearly 20-square-metre spread in the original size band means two nominally similar units can feel quite different. Layout, building and title-deed area matter alongside the asking price.
The duplex format creates stronger separation between living and private areas and, by size, starts to compete with a small house or a large city apartment. It can suit owner-occupation well, but the staircase, ceiling heights, bedroom positions and day-to-day usability of the second level deserve a physical inspection rather than a floor-plan-only decision.
A substantial layout for families, multigenerational stays or owners who regularly host guests. Current resale advertising also includes three-bedroom units outside the original published size band, so the selected title deed and registered configuration should take precedence over a generic project-type label in a listing.
The largest original Baan Mai Khao format and a scarce submarket within the development. It sits in a different budget, common-fee and resale-liquidity bracket from the standard apartments, so project averages are of limited use. Current listings do show homes around this scale, but legal area, room count and any amalgamation history should be checked against the specific title documents.
