Why this project is worth a look

BTS genuinely close

Phra Khanong BTS is roughly 100–210 metres away depending on the map point used. That is close enough to influence daily behaviour and easy enough for a buyer to test personally before deciding whether the road and station environment suit them.

Resale is visible

The building is complete and established, so buyers can inspect the actual common areas, views and apartment condition. There is no single developer price list: value comes down to the exact unit, fit-out, floor, orientation, tenancy and seller motivation.

One-beds vary widely

The roughly 34.2–52.7 sqm one-bedroom range covers very different products. A compact 34 sqm city unit and a one-bedroom above 50 sqm should not be compared only by headline price because their living utility and rental audience can be materially different.

Amenities are testable

The main facilities sit on level 6, including the pool, gym, steam rooms, reading lounge and meeting room. In an established project, today's maintenance standard is more relevant than the original brochure, and it can be checked during a viewing.

Quota is unit-specific

The condominium itself is freehold, but foreign ownership depends on the current quota and the selected apartment. A foreign buyer should confirm both with the juristic person before treating a listing's freehold label as a completed legal route.

About the project

The Room Sukhumvit 69 is an established Land and Houses high-rise directly on Sukhumvit Road at the mouth of Soi Sukhumvit 69 in Phra Khanong Nuea. It is a single 27-storey tower with 375 residential units. Its most useful feature is not an unusually long amenity list but the combination of a mainstream central-Sukhumvit address and a genuinely short walk to Phra Khanong BTS. A detailed project review measured the station at about 100 metres, while current portals often show roughly 100–210 metres depending on the map point used. In practical terms, this is a building where rail access can realistically shape daily life rather than simply appearing as a marketing label.

The building is now firmly a resale asset. Siam Multi Con, the contractor that lists the project in its completed portfolio, records completion in 2016; Homenayoo's detailed project review and the current PropertyHub profile also use 2016. Some databases still show 2014 or 2015, which is why the completion date is retained as an explicit source conflict rather than silently harmonised. For a buyer in 2026, the important point is that construction risk is no longer the issue. The relevant questions are the present condition of the building, the individual apartment, shared systems, lifts, waterproofing, finances of the condominium juristic person and any major works planned for the coming years.

The developer identity is unusually straightforward. Land and Houses Public Company Limited is a long-established listed Thai residential developer, and The Room remains one of its condominium brands. An official Land and Houses press release in 2019 specifically named The Room Sukhumvit 69 among the company's premium condominium projects and described it as being around 100 metres from the BTS. That gives strong primary-source support for the developer and project identity. It should not, however, be used as a substitute for current building due diligence: a respected developer can explain who built the property, but it does not tell a resale buyer how the condominium has been managed a decade later.

The residential mix is simple: one- and two-bedroom units. PropertyHub currently gives the one-bedroom range as roughly 34.2–52.7 sqm and the two-bedroom range as around 80.3–82.2 sqm. These figures align closely with the 34–52 sqm and 80–82 sqm ranges published in the original detailed review. The spread within the one-bedroom category matters. A 34 sqm apartment is a compact city unit; a 45–53 sqm one-bedroom serves a different living and rental profile even though both are grouped under the same bedroom count. Two-bedroom units at about 80 sqm move into another budget and tenant segment entirely, so bedroom labels alone are not enough for comparison.

Live resale inventory in October 2026 starts at about THB 4.2M for units around 34.2 sqm. PropMatch's October snapshot shows four units for sale from THB 4.2M, and the same lower asking level appears across other active listing platforms. That number is useful as a market entry point, not as a fixed value for every small one-bedroom. Within one completed tower, asking prices vary with floor, orientation, view, renovation, tenancy, ownership quota and seller motivation. A low-priced unit may be attractive, or it may simply need more work or come with circumstances that a cleaner listing does not. The right comparison is therefore apartment against apartment, not project average against project average.

Location is the clearest reason to shortlist the building. Phra Khanong BTS sits almost outside the door, Ekkamai is one stop away and the same Sukhumvit Line continues through Thong Lo, Phrom Phong, Asok and Siam. W District and the surrounding Phra Khanong streets add food, everyday services and an active rental catchment without requiring a car for basic errands. The trade-off is equally obvious: the project fronts a major arterial road and sits next to the elevated BTS infrastructure. Buyers sensitive to traffic or rail noise should compare actual orientations and visit at the times they expect to be at home. A unit facing away from Sukhumvit can feel materially different from one exposed to the road.

The podium is functional rather than decorative. Homenayoo places parking on floors 1–5 and estimates capacity at about 70% of the unit count including tandem spaces. The main amenity floor is level 6, with an ozone-system swimming pool of roughly 25 by 11 metres, fitness room, steam rooms, reading lounge, meeting room and landscaped areas. The ground floor contains the lobby, garden and juristic office. Vertical circulation is handled by three passenger lifts plus a separate service lift. These specifications are useful for understanding the building, but a resale buyer should still judge how the lifts operate today, how busy the car park is in the evening and whether shared facilities are maintained to the standard implied by old launch material.

Typical residential layouts run from floors 7–24, with two-bedroom homes largely occupying corners and different one-bedroom plans filling the rest of the floor plate. Floors 25–27 have a modified arrangement because of the building's upper-level setbacks. This makes orientation more important than the floor number alone. The detailed review notes neighbouring high-rises such as Le Luk and Sky Walk on the eastern side, while other directions open toward different parts of the city. When a listing sells a 'city view' or 'open view', the claim should be checked from the actual room, not assumed from the tower's general location or a photograph taken with a wide-angle lens.

For foreign buyers, project-level tenure and unit-level eligibility are separate questions. DDproperty classifies the condominium as freehold, and historical transaction data on FazWaz shows resales recorded under both foreign and Thai quota. That is exactly what one would expect in a Bangkok condominium, but it means a foreign purchaser cannot rely on the word 'freehold' alone. Thai condominium rules allow foreign ownership only within the permitted quota, generally 49% of aggregate unit area. Before a meaningful deposit is paid, the buyer should obtain current quota confirmation from the condominium juristic person, review the unit title, seller identity, condominium debt status and the evidence required for the transfer of purchase funds.

As an owner-occupier proposition, The Room Sukhumvit 69 makes most sense for someone who puts direct BTS access ahead of the quieter feel of a deep residential soi. It is particularly easy to understand for professionals working along the Sukhumvit corridor: the daily benefit can be tested in a single visit. The investment case also has an intuitive base because the building sits in an active long-term rental location and offers conventional one- and two-bedroom formats. What cannot be taken from a portal is the net return. A sensible calculation needs the actual purchase price, achievable rent for comparable units, vacancy, agency fees, common charges, maintenance, tax, periodic refurbishment and any furnishing replacement.

By 2026 the building is old enough for inspection quality to matter. In a small one-bedroom, air-conditioning systems, bathroom waterproofing, plumbing, windows, balcony doors, electrical work and built-in cabinetry deserve more attention than decorative staging. In an 80 sqm two-bedroom, deferred maintenance can become more expensive simply because there is more of everything. At building level, a buyer should ask for recent co-owner meeting minutes, current financial statements, reserve-fund information, arrears, major maintenance plans and the current common-area fee. Portals repeatedly publish THB 50 per sqm per month and an original sinking-fund figure of THB 500 per sqm, but a resale buyer should verify today's obligations directly with the juristic office rather than treating historical project data as an invoice.

Even the street number illustrates why portal data should not be treated as transaction documentation. Current sites variously use 1539, 1579 and 1593 Sukhumvit Road while mapping the same tower beside Soi Sukhumvit 69. The public-facing location is therefore safer and clearer without a disputed building number: Sukhumvit Road at the entrance to Soi Sukhumvit 69, Phra Khanong Nuea, Watthana, Bangkok. The title deed and condominium records for the selected unit, not an aggregator's address field, should control the legal description used in a purchase.

The Room Sukhumvit 69 is therefore a very different decision from an off-plan purchase. There is no need to imagine what the neighbourhood, commute or amenity deck may become: the buyer can walk from the BTS, ride the lifts, inspect the pool, visit several resale units and compare real conditions. That transparency is valuable, but it shifts the work toward unit-level due diligence. A fairly priced apartment with a suitable orientation, sound condition and clean foreign-freehold route can be a straightforward central-Bangkok asset. A noisy exposure, tired fit-out, unresolved quota position or unrealistic asking price can remove much of the location advantage.

Ownership format

The project is a registered freehold condominium. A foreign buyer may hold a unit in foreign freehold while the condominium remains within the statutory foreign-ownership quota, generally capped at 49% of the aggregate unit area. The selected unit's title status, available foreign quota and the condominium juristic person's supporting documents should be confirmed before any non-refundable deposit is paid.

A relatively large central-Sukhumvit format suited to couples, small families or buyers who need a separate work room. With nearly twice the internal area of the smallest one-bedrooms, condition and future refurbishment costs deserve closer attention.

Area ranges come from the current PropertyHub project profile and closely match the detailed project review. This is a resale building, so the registered area, approved plan and any alterations to the selected apartment should be checked against its documents. Price & purchase terms

  • Current price: From THB 4.2M in live resale inventory in October 2026. This is a lower market reference for individual units of about 34.2 sqm, not a project-wide price; availability, condition, ownership status and the final price of the selected apartment need to be confirmed before purchase.
  • Completed: 2016

We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.

Best for: Owner-occupiers who value a very short walk to the BTS and direct access along the Sukhumvit Line.; Buyers who prefer an established resale building where the actual common areas, view and apartment condition can be inspected before purchase.; Someone choosing between a compact 34–35 sqm one-bedroom and a materially larger one-bedroom of up to about 52.7 sqm.; Couples or small families considering an 80–82 sqm two-bedroom in the Phra Khanong–Ekkamai corridor.; Foreign buyers prepared to confirm the selected unit's title and available foreign quota before making a non-refundable payment.; may not suit: Buyers who specifically want a new-build warranty, brand-new systems and a uniform new specification.; People highly sensitive to arterial-road and BTS noise, particularly if the selected apartment faces Sukhumvit Road.; Anyone unwilling to inspect a resale unit, review condominium finances and verify the current foreign quota..

What we confirm before booking

A short, project-specific list. We request these from the developer and go through them with you before any payment.

  • which units are free, and on which floors
  • the legal entity in the SPA and the payee’s bank details
  • the title format and what is registered against the unit
  • the selected unit’s contractual handover date in the SPA — the published date is only a reference

Disputed and unknown information

This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.

  • Completion year conflicts across sources: contractor Siam Multi Con, Homenayoo and PropertyHub state 2016, while some aggregators show 2014 or 2015. The main data uses 2016 as the best-supported year; the exact condominium registration date should be taken from the building's official records.
  • Published street numbers conflict, with 1539, 1579 and 1593 Sukhumvit Road all appearing. Coordinates and descriptions identify the same building beside Soi Sukhumvit 69, so the disputed number is omitted from the public address; transaction documents should use the selected unit's title address.
  • Current foreign-quota availability is not confirmed in public sources. Individual foreign-quota listings and historical transactions do not prove that quota remains available for the selected unit on the transfer date.
