Why this project is worth a look
Two distinct towers
The 612 residences are split unevenly: 153 in the north tower and 459 in the south tower. Each residential tower has its own rooftop amenity level. That makes the tower choice meaningful because resident density, lift traffic, orientation and the route to facilities can differ even when two units share the same project name and nominal size.
Walkable, not station-front
Published distances to Phra Khanong BTS cluster around 540–650 metres. For many residents that is a practical daily walk, but buyers expecting a station-connected building should set their expectations correctly. The project trades immediate platform access for a position slightly inside Sukhumvit Soi 48.
A visible resale market
Developer inventory is no longer the story here; the market is owner-to-buyer resale. Early-October 2026 listings ranged from a low public ask near THB 2.9M to substantially higher prices, while the aggregated median sat around THB 4.39M. A large pool of adverts makes comparison easier, but duplicates, stale listings and different renovation standards mean headline counts and prices still need filtering.
The unit decides the deal
Construction risk has largely been replaced by unit-level and building-management checks. Title, outstanding common charges, foreign-quota availability, house rules, renovation condition, floor and view all need to be verified for the exact apartment. A strong project profile does not automatically make every resale unit inside it a good purchase.
About the project
Life Sukhumvit 48 is best approached as an established resale condominium rather than as a developer launch. It sits inside Sukhumvit Soi 48 in Phra Khanong and is within walking distance of Phra Khanong BTS. The residential element consists of two towers: a 19-storey north tower and a 31-storey south tower, with 612 homes between them. There is also a separate parking structure. This explains why some property portals call it a three-building project while others list two buildings; the third structure is parking, not a third residential tower or a separate phase.
The useful pricing question in 2026 is not the original launch price but the spread of real resale asking prices. Active ScanCondo listings were available from about THB 2.9M in early October 2026, yet that number is only the floor of the public asking market. Vurel's listing aggregation showed a project-wide median around THB 4.39M, with one-bedroom asking prices centred around THB 3.5M and two-bedroom asks around THB 5.3M. These are listing figures, not recorded transactions. Renovation quality, tower, floor, exposure, furniture and seller urgency can move two otherwise similar units surprisingly far apart, so the cheapest advertisement should not be used as a proxy for the value of the whole project.

The unit mix is straightforward. Standard one-bedroom layouts are roughly 30–33 sqm, larger one-bedroom-plus layouts about 38–40 sqm, and two-bedroom homes about 47–60 sqm. Published project profiles give a ceiling height of around 2.6 metres. The two towers feel different in scale: the north tower contains 153 residential units, while the south tower contains 459. That matters when comparing traffic through common areas, lift use and the character of each building. A buyer should therefore compare the actual tower and stack rather than treating every 30- or 40-square-metre unit as interchangeable.
Facilities were designed as part of each residential tower rather than concentrated in one shared podium. The original project plans place a pool, gym and sauna on the top level of each tower, with additional lobby, garden and work/meeting spaces at lower levels. Current project databases also list controlled lift access, CCTV and 24-hour security. About 300 parking spaces were published for the project, including tandem parking, equivalent to roughly 49% of the residential unit count. For an owner who drives daily, parking rules and the practical right to use a space are worth checking against the current juristic-person regulations rather than assuming availability from the project brochure.
The location is walkable rather than station-front. Depending on the source and measurement point, Phra Khanong BTS is roughly 540–650 metres away, which is generally a short urban walk but not the same experience as living above or directly beside a station. Sukhumvit Road is close to the soi entrance, Phra Khanong Market is nearby, and drivers have options toward Sukhumvit, Rama IV and the Sukhumvit 50 expressway access. The trade-off is simple: the building sits just inside a residential soi, giving some separation from the main road while still keeping the BTS corridor practical for everyday commuting.
Because the building has been occupied for years, due diligence shifts from construction risk to operational quality. You can inspect the real corridors, lifts, common areas, noise conditions, view obstruction and the exact condition of the apartment before buying. At the same time, an older completed project should be judged on how well it has been maintained. A serious buyer should review current common fees, any outstanding charges on the unit, house rules, major planned repairs and the condominium juristic person's financial position. Those items are time-sensitive and cannot be inferred reliably from a launch-era specification sheet.
Foreign ownership is possible on the same legal basis as other registered Thai condominiums, but the relevant check is at unit and building level. Foreigners may register freehold only while the aggregate foreign-owned condominium area remains within the statutory 49% quota. Public listings do not establish that the quota is available for a particular resale unit. Before paying a material deposit, the buyer should obtain the juristic person's quota confirmation and make sure the ownership and transfer documents for that exact unit match the proposed transaction structure.
Overall, Life Sukhumvit 48 is a relatively easy project to understand but not one where a project-level headline should replace unit-level comparison. It offers a recognised Bangkok developer, a completed building, practical access to the Sukhumvit corridor and an active pool of resale and rental advertisements. The main decision is therefore less about whether the project exists as promised and more about whether a specific apartment is priced correctly for its tower, floor, view, condition and ownership status. Comparing several live units inside the development is much more informative than relying on one headline asking price.
Ownership format
A foreign buyer can register freehold ownership of a condominium unit only while the building remains within the statutory foreign quota, capped at 49% of the aggregate condominium-unit area. The condominium juristic person must confirm quota availability for the selected unit before transfer; if the quota is full, foreign freehold transfer of that unit is not available.
Unit types & sizes
The project's core format for one person or a couple. These units generally create the lowest resale entry point, although floor, tower, outlook and renovation standard can produce a wide spread in asking prices.
A useful middle ground between the compact one-bedroom and a true two-bedroom. The extra area can support a work zone or a larger living room, but listing portals often group these units under the generic one-bedroom category, so pricing needs to be compared plan by plan.
The largest standard residential format in the development. It can work for a couple needing a separate office or for a small family, with resale pricing particularly sensitive to size, condition and floor.
The size ranges are consistent across several project profiles. Current portals usually group standard and larger one-bedroom-plus layouts under one bedroom category, so the one-bedroom market median should not be read as a dedicated price for 38–40 sqm units. All market figures are asking prices rather than registered transaction prices. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Location
- Phra Khanong BTS is roughly 540–650 metres away depending on the measurement point, generally around a 7–10 minute walk.
- The development sits around 100–120 metres inside Sukhumvit Soi 48 rather than directly on the main Sukhumvit carriageway.
- PropertyHub places Phra Khanong Market at roughly 280 metres from the project.
- Drivers have practical routes toward Sukhumvit and Rama IV, with expressway access available around Sukhumvit 50.
- Phra Khanong sits between the higher-priced Ekkamai/Thong Lo stretch and On Nut, making the address useful for buyers who want the eastern Sukhumvit corridor without paying purely for a prime-core postcode.

Price & purchase terms
- Current price: From THB 2.9M in active ScanCondo resale listings, updated 5 October 2026. This is the lowest asking-price anchor rather than a verified transaction price; the specific unit, its condition, foreign-quota eligibility and transfer costs all need a separate check.
- Completed: 2018
We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.

Best for: A sensible fit for an owner-occupier who wants a completed Sukhumvit-corridor condo and is comfortable with roughly a 600-metre walk to the BTS.; Well suited to a buyer who would rather inspect a real, operating building and a finished apartment than take development and completion risk.; Potentially suitable for a rental-focused buyer who wants an established Phra Khanong tenant market and enough live sale/rent listings to benchmark a specific unit instead of relying on launch projections.; Most natural for singles, couples or small households who are comfortable with compact 30–60 sqm layouts rather than large family-sized floor plans.; may not suit: Not ideal for someone who requires a station-front building or a door-to-platform distance measured in tens rather than hundreds of metres.; Not a boutique low-density choice: 612 residences across two towers create a larger urban-condominium environment.; Not the right product for a buyer specifically seeking a new-build developer payment plan, fresh construction warranty and primary-market inventory; Life Sukhumvit 48 is now a resale project..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Completion year is inconsistent across sources: PropertyHub, Home.co.th and BKK CitiSmart report 2017, while FazWaz, Lazudi and ThinkOfLiving report 2018 or December 2018. The registry field uses 2018 under the stated source-priority rule, but the discrepancy should remain visible.
- The street number is inconsistent. Several sources and current listings use 122 Sukhumvit Soi 48, while PS Property publishes 15 Sukhumvit Road. The project location and coordinates align; the exact legal building number should be checked against condominium documents if it matters for the transaction.
- Current foreign-quota availability for an individual resale unit is not public. The condominium juristic person must confirm that the selected transfer can be registered within the statutory foreign-ownership limit.
