Metro Luxe Rama 4 is a completed Property Perfect low-rise condominium in Phra Khanong, Khlong Toei, within the urban corridor between Rama IV and Sukhumvit. The name can suggest a building directly on the main road or beside rapid transit, but the development actually sits inside the Bangkok University / Ban Kluai Tai side streets, roughly 450 metres from Rama IV itself. Ekkamai BTS is farther away—around 1.3–1.7 km depending on route and source—so this is not a doorstep-BTS project. Its location makes more sense for residents who are comfortable using a short motorbike-taxi, car or connecting trip to the rail network.

The scheme comprises three eight-storey residential buildings with 478 units. Launch-era material also records ten commercial units, on a site of 4-0-77.9 rai, roughly 6,700 square metres. The low-rise form gives the project a different feel from a single central-Bangkok tower, but it should not be confused with a small boutique building: nearly five hundred apartments still create meaningful shared demand on lifts, parking, the pool and building management.

Completion dates vary by database. PropertyHub and some secondary records use 2015, while DDproperty, FazWaz, the NovAsia master row and the detailed launch review point to 2016, with the published construction schedule running through December 2016. December 2016 is therefore used in the registry while the discrepancy remains visible. For a 2026 resale buyer, the more important fact is that the property has been operating for around a decade, making maintenance history and current building condition more relevant than a one-year difference in launch-era records.

The original unit mix is compact: studios of about 22.5–23.5 sqm, one-bedroom homes of roughly 24.2–39 sqm and two-bedroom layouts of around 46.2–48.5 sqm. These sizes naturally fit singles, couples and smaller households rather than buyers looking for large family apartments. Resale portals occasionally show areas just outside the launch bands, so the registered area and floor plan of the specific unit should take priority over a generic project range.

The location has a clear use case for people connected to Bangkok University, Rama IV, Kluai Nam Thai, Ekkamai and Phra Khanong. That can be more useful than a station-centric address for residents whose work or study is already in this part of Bangkok. Anyone relying on BTS for a longer commute should test the first- and last-mile connection at the time they normally travel; a straight-line distance on a portal does not capture traffic, heat, road crossings or the convenience of local motorcycle taxis.

Core facilities are conventional but practical: an outdoor swimming pool, fitness room, landscaped areas, key-card/access control, CCTV and 24-hour security. Launch material described two passenger lifts per building and no dedicated service lift. Parking was marketed at about 40% of the residential unit count, roughly 190 cars including tandem arrangements. That ratio deserves an on-site check for car-dependent households because actual convenience depends on occupancy, parking rules and how tandem spaces are managed.

Common-area charges are repeatedly quoted at about THB 45 per sqm per month, with an original sinking-fund contribution of THB 500 per sqm. Those figures are useful benchmarks rather than a substitute for live condominium-juristic-person documents. A resale buyer should request the current fee statement, confirm that the seller has no arrears, ask about planned special assessments and review how the reserve is being used. In a decade-old project, lift servicing, waterproofing, pool systems and façade/common-area maintenance can matter more than the headline monthly rate.

There is no developer price list left: Metro Luxe Rama 4 is now a unit-by-unit resale market. In early October 2026, major portals showed asking prices from about THB 2.3M, with many one-bedroom examples in the mid-THB 2M to low-THB 3M range and larger or better-positioned units priced higher. These are seller asks, not proven transaction values. The sensible comparison is between real apartments inspected on the same basis—condition, outlook, noise, air-conditioning, bathroom waterproofing, furniture, title, common-fee status and foreign-quota eligibility—rather than relying on a project-wide average.

Ownership format

Metro Luxe Rama 4 is a registered condominium where individual units can be held in freehold. A foreign buyer can register a unit in foreign freehold only within the statutory foreign quota, capped at 49% of the building's aggregate unit area. Current listings include units labelled Foreign Quota, but that does not make every apartment eligible; the live quota position and the selected unit's title should be confirmed with the condominium juristic person before a deposit is paid.
