Lower Ekkamai location

The tower sits directly on Sukhumvit 63 between Ekkamai Soi 2 and 4, close enough to make BTS Ekkamai a realistic daily option. Developer and portal distances differ because they measure differently, but both place the station within a short walk. Buyers should balance that convenience against traffic exposure and check the exact unit’s orientation.

Pet policy is explicit

Major Development’s own project disclosure says pets are allowed under the condominium juristic person’s rules. That is more useful than an agent simply tagging a listing as pet-friendly. Anyone buying for a pet should still obtain the current house rules because restrictions can change how the building works in practice.

More than compact units

MARU EKKAMAI 2 combines conventional one- and two-bedroom apartments with duplex layouts reaching 76 sqm. The duplex product was marketed with ceilings up to 5.5 metres, creating a genuinely different living format. Buyers should compare duplexes with other duplexes, not just use bedroom count or raw price per unit as the decision shortcut.

Observable resale depth

Large portals carry enough sale and rental stock to reveal meaningful differences between asking prices, floors, layouts and ownership status. That is useful evidence, not a promise of liquidity. The best use of the market depth is to build a comparable set for the exact unit type and negotiate from it.

Major Development’s own progress page records 100% overall construction in November 2020, and the completed tower has 32 storeys with 333 residential units. The original project disclosure also referred to one separate office-commercial unit. That distinction matters on the resale market because buyers can inspect what actually exists: the selected apartment, lift traffic, parking, common areas, building management and the condition of shared facilities after several years of use. The consumer-facing brand is Major Development, while the project disclosures identify MJD Residences Co., Ltd. as the project owner within the group. For due diligence, that gives a clear corporate trail, but it does not replace checking the title, seller identity, juristic-person records and transfer documents for the specific resale unit being purchased.

The location is unusually easy to describe without stretching a neighbourhood label. The building fronts Sukhumvit 63, better known as Ekkamai Road, between Ekkamai Soi 2 and Soi 4. Major Development markets the BTS Ekkamai distance at about 450 metres, while current portals often show a walking route closer to 600 metres depending on the entrance and mapping method. Either way, this is the lower part of Ekkamai rather than a project several kilometres deeper into the district. A resident can realistically use the Sukhumvit BTS line for daily commuting. The trade-off is equally straightforward: Ekkamai Road is active and urban. Buyers who value the address and transport access should still judge noise, view direction and traffic exposure apartment by apartment, especially for lower floors or units facing the road.

The same five formats recur across project-era and current sources: 29–30 sqm one-bedroom Smart units, 32.5–35.5 sqm one-bedrooms, 54–60.5 sqm two-bedrooms, 41–42 sqm one-bedroom duplexes and 45–76 sqm two-bedroom duplexes. Major Development specifically promoted ceiling heights up to 5.5 metres in the duplex product. On the resale market, that means a simple bedroom count is a poor comparison tool. Pet ownership is not just an agent-added marketing tag here. Major Development’s project disclosure states that pets are allowed subject to the condominium juristic person’s rules. That makes MARU EKKAMAI 2 relevant to a narrower group of Bangkok buyers who often have to eliminate otherwise suitable buildings because of pet restrictions. The qualification is important: permission to keep pets does not mean there are no rules on size, number, lifts, common areas or cleaning. A buyer purchasing specifically for a dog or cat should ask for the current house rules before paying a reservation or deposit. Market sources also describe pet-oriented shared features and wash areas, which fit the concept, but the operative document is the building’s current regulation rather than an old sales brochure or an agent’s listing.

The amenity programme is spread vertically through the building instead of being concentrated in a single podium room. Current project databases place garden, lobby and co-working functions at ground level; a music room is listed on the 31st floor, while the gym and lounge are on the 32nd floor, with outdoor children’s space on the rooftop. Other established project sources also list a swimming pool, sauna, meeting and study areas, karaoke or entertainment rooms, landscaped spaces, EV charging, parking and 24-hour security. The useful buyer question is not whether the list is long enough. It is how these spaces are being maintained and funded now. PropertyHub publishes a common-area rate of THB 75 per sqm, but a resale buyer should obtain the current juristic-person statement, any outstanding balance and the latest building budget rather than rely on a static portal field.

By October 2026, MARU EKKAMAI 2 has a visible resale and rental market across several large portals. That does not prove liquidity or a particular investment return, yet it gives buyers a practical advantage: there are enough asking prices and unit variations to challenge a seller’s number. DDproperty has shown a 29 sqm resale ask at THB 4.4M, while FazWaz’s current project inventory started around THB 4.9M when checked. The gap is a reminder that portal floors are not interchangeable with transaction prices. Listings can be duplicated, stale, tenant-occupied, differently furnished or tied to Thai versus foreign quota. A low headline price is therefore useful as a market anchor, but the purchase decision should move quickly from portal comparison to the exact unit’s title, quota status, condition, tenancy, furniture and transfer terms.
