Why this project is worth a look
Three low-rise buildings
Instead of a single high-rise tower, the project is split across three eight-storey buildings. That gives it a lower, more inward-looking layout, but 592 homes can still put meaningful demand on shared facilities. When comparing resales, the building matters as much as the floor: access to parking, the pool, the entrance and internal common areas can change the experience noticeably.
A simple unit mix
The scheme does not try to cover every household size. Most choices are one-bedroom apartments in three compact sizes, with one two-bedroom format. That makes resale comparison relatively transparent, provided buyers compare like with like: usable area, building, floor, condition, furniture, title status and asking price all matter more than the marketing name of the layout.
Not an MRT doorstep
Huai Khwang is well connected, but the project itself is set inside the soi. Roughly a kilometre to the station is workable for many residents, yet it is a different proposition from living 200–300 metres from an MRT entrance. Older launch material mentioned a shuttle, but we did not find sufficiently strong current evidence to treat that service as guaranteed today.
A resale decision now
Home.co.th marks the primary project as sold out. The decision today is therefore about an existing unit rather than a future delivery promise. Buyers can inspect the actual building, common areas, noise and layout before committing, but they also need unit-specific checks: seller title, common-fee status, foreign quota availability and the condominium juristic person’s documentation.
Developer history matters
All Inspire’s later financial and legal difficulties make historic developer marketing a weak basis for a present-day purchase. In a completed condominium, current governance is more relevant: how the juristic person collects fees, maintains systems, budgets for repairs and enforces building rules. Those records help show how the asset functions now, independently of the original sales story.
About the project
The Excel Hideaway Ratchada-Huai Khwang is a low-rise residential scheme tucked into Soi Pracha Rat Bamphen 10 in Huai Khwang. The original project material describes three eight-storey buildings, labelled A, B and C. There are 592 residential units, while the consumer disclosure also lists two commercial units; that is why some international databases display 594 units in total. For a buyer, the useful distinction is that 592 refers to the homes sharing the residential environment. This is not a tower-style Ratchada project. The buildings are lower and arranged around internal common areas, but the scheme is still sizeable: close to six hundred apartments share the pool, fitness facilities and landscaped spaces.
Its location comes with a clear trade-off. The project sits inside the neighbourhood rather than immediately beside Huai Khwang MRT. Project reviews and current profiles generally put the station at roughly 0.9–1.0 km away, while Think of Living describes the site as about 450 metres inside the soi from Pracha Rat Bamphen Road. That extra distance separates the buildings from the traffic and commercial intensity of the main Ratchada corridor, but it also means the MRT is not a doorstep commute. Anyone planning to live without a car should test the actual walking route from the relevant building, especially the final stretch through the soi. Drivers gain access to the local road network linking Pracha Rat Bamphen with Ratchadaphisek and Sutthisan, though peak-hour congestion remains a practical part of living in Huai Khwang.

The unit mix is compact and easy to understand. The core layouts are one-bedroom apartments of 25, 28 and 34.5 sq m, plus a two-bedroom layout of about 45.25 sq m. The square metre figure matters more here than the bedroom label. A 25 sq m one-bedroom necessarily compresses circulation, storage, kitchen and living functions; 28 sq m offers a little more breathing room, while 34.5 sq m is materially easier for a single resident or couple using the apartment every day. The two-bedroom unit is still compact for family use, so buyers should look closely at the actual plan, storage positions, door swings and furniture rather than assuming that two bedrooms automatically mean generous living space.
The construction timeline is less straightforward than several property portals suggest. Launch-era material from 2018 pointed to completion around late 2019 or 2020. Company-derived research published in 2022 was still showing the start of transfers in the second quarter of 2023. Current FazWaz and Hipflat profiles, by contrast, mark the project as completed in December 2022, while DDProperty and PropertyScout show 2019. We therefore do not present one exact completion date as settled fact. On a resale, the more useful evidence is the selected unit’s title documentation, transfer history and a debt-free certificate from the condominium juristic person, together with the juristic person’s current records for the building.
There is also a developer-level issue that should not be hidden behind the launch brochure. All Inspire Development Public Company Limited reported debenture defaults in 2023. In February 2024, the Stock Exchange of Thailand stated that the company’s assets had been placed under receivership following an order of the Central Bankruptcy Court, and the company’s securities were delisted on 3 September 2024. Those events do not, on their own, establish a defect in any specific resale title at The Excel Hideaway Ratchada-Huai Khwang. They do change the due-diligence emphasis: a buyer should rely on the registered unit title, the condominium juristic person’s records, outstanding-fee status, building finances and the actual condition of the common property rather than on historic developer assurances.
Ownership format
The project is presented as a freehold condominium. A foreign buyer can register freehold ownership only while the foreign quota remains within 49% of the total condominium-unit area; the quota position and the selected unit’s transferable title need to be confirmed for the specific resale.
Unit types & sizes
The smallest confirmed layout. It is best viewed as a compact city apartment for one resident; storage, circulation width and the amount of space taken by furniture are particularly important at this size.
A modest step up from the 25 sq m plan while remaining a compact one-bedroom. The extra few square metres are meaningful if the unit is used as an everyday home rather than simply a place to sleep.
The largest confirmed one-bedroom format. It offers a more workable living zone for a couple or someone working from home, although the real usability still depends on the exact unit plan and furniture layout.
Two bedrooms are fitted into a footprint that remains compact for family living. Room widths, storage and bedroom privacy should be checked in person; the two-bedroom label alone does not show how comfortable the apartment will be for three or four occupants.
Home.co.th and several project reviews consistently show 25, 28, 34.5 and 45.25 sq m. One older review lists 42.25 sq m for the two-bedroom type; the unit card therefore uses 45.25 sq m, which appears across more sources and in the current project profile.

- Sources disagree on the exact completion and first-transfer timing, with 2019, 2020 and December 2022 all appearing, while 2022 research expected transfers to start in Q2 2023. The dossier therefore confirms only that the project is completed and does not invent a single exact date.
- A reliable current lower resale price could not be verified. Current DDProperty and Dot Property records contain mixed copy from other projects, while Home.co.th shows THB 1.99M but also marks primary sales as closed; no current starting price is therefore entered in the registry.
- The current common-area fee is not confirmed. Older project material shows either THB 45 or THB 50 per sq m per month, so a resale buyer needs an up-to-date statement from the condominium juristic person for the selected unit.
