Why this project is worth a look
A real Ekkamai address
The site is consistently tied to Ekkamai Road at Soi 8 beside Big C Ekkamai. That is a recognisable central-east Bangkok address for buyers targeting the Ekkamai–Thong Lo corridor, but it is not a station-exit condominium. The location case should stand on the street and neighbourhood, not on an exaggerated “next to BTS” claim.
Five layout families
The later 45-storey scheme includes three conventional apartment types and two loft formats, spanning roughly 28 to 60 sqm. The loft proposition is architectural rather than just cosmetic, with published double-height volumes, so title area and mezzanine treatment matter as much as the floor plan itself.
Amenities in the sky
The principal common areas were designed for levels 44–45 and the roof, with a sky garden on level 36. Pool, fitness, work and family spaces give the original scheme more depth than a simple compact high-rise. Because Richy now calls the project temporarily suspended, those facilities should be read as planned specifications until physical completion is proven.
Status beats marketing
A current primary source carries more weight than an old portal label. Richy’s 2025 annual report explicitly says The Rich @ Ekkamai has been temporarily suspended. That changes the buying process: no deposit should precede documentary confirmation of what has been built, what has been registered and what the seller can legally transfer.
About the project
The Rich Ekkamai is a high-rise condominium scheme by Richy Place 2002 on Ekkamai Road, next to the Ekkamai Soi 8 junction. Richy’s later corporate materials describe one 45-storey tower on a 1-3-67 rai site, with 492 residential units plus one retail unit. That matters because the project changed materially after its first public launch: some 2018–2019 coverage refers to a 36- or 37-storey building with 487 homes. We treat those figures as an earlier design iteration, not a separate phase. The 45-storey, 492-unit specification is repeated in Richy’s annual report and in later project databases, so it is the most defensible current design baseline.
The decisive issue in 2026 is the project status. FazWaz, Hipflat and PropertyHub label The Rich Ekkamai as completed in 2022. Richy’s own 2025 annual report does not. In its risk discussion the developer lists eight completed condominium projects ready for transfer, one project under construction, and then states separately that The Rich @ Ekkamai has been temporarily suspended. Elsewhere in the same report, the Ekkamai subsidiary still lists the project as being on sale as of 31 December 2025. Those statements are not necessarily contradictory: a scheme can remain commercially active while construction or delivery is paused. For a buyer, however, the consequence is clear. This should not be approached as an ordinary ready-resale building until Richy or the legal seller can produce current construction, registration and transfer documents for the exact unit.

The location is much less ambiguous. The scheme is tied to Ekkamai Road, or Sukhumvit 63, at Ekkamai Soi 8 in Watthana. Hipflat gives the street address as 86/7 Soi Ekkamai 8, Phra Khanong Nuea, Watthana, Bangkok 10110, and Richy’s corporate history also places the project in Phra Khanong Nuea, Watthana. Some older reviews used Khlong Toei Nuea, so we follow the newer developer record and the more precise project databases. The frontage is on Ekkamai Road beside Big C Ekkamai. This is a road-oriented Ekkamai address rather than a station-door development: BTS Ekkamai is the relevant rail stop, but published distance figures vary, so the real walking route should be checked rather than sold on a single marketing number.
The apartment programme is well documented. The conventional Mono range was planned with one-bedroom homes of 28–32 sqm, one-bedroom-plus layouts of 34–36 sqm and two-bedroom homes of 51–60 sqm. A separate Loft range added one-bedroom-plus layouts of 28–37 sqm and two-bedroom-plus layouts of 51–60 sqm. Historic design material also shows a meaningful vertical distinction: regular apartments were presented with ceilings around 2.7–2.8 metres, while the lofts used double-height volumes of up to 4.4 metres. That architectural idea is attractive, but it is not a substitute for legal due diligence. For any loft, a buyer should check the registered condominium area, how the mezzanine is treated in the title documentation, and which parts of the advertised usable space are legally transferable.
The tower was planned with a relatively elaborate vertical programme. Parking occupies floors 2–9 in published plans, with residential floors above. Floors 10–25 are primarily Mono apartments, floors 26–30 are the Loft zone, and conventional residential levels return above that; a sky garden is shown on level 36. The main elevated amenity programme sits on floors 44 and 45 and continues to the rooftop. Published project material includes a pool, gym, yoga area, sauna, coworking space, shared kitchen, games area, baby room, gardens, an observation deck, access control, security and CCTV. Automated parking was marketed at roughly 45% of unit count, with three passenger lifts and one service lift. These are design specifications, not a statement that every facility is finished and operational. Given Richy’s current “temporarily suspended” description, physical completion of the common areas needs separate verification.
There is no responsible current starting price to publish as of 30 August 2026. FazWaz shows no available units, PropertyHub shows no matched sale listings, and Hipflat does not provide a clearly live unit in the project that can be treated as a reliable market floor. Historic launch material quoted THB 4.79 million for the Mono range and THB 6.30 million for the Loft range, but those are 2019 launch figures, not 2026 asking prices. We therefore leave the starting-price fields out rather than presenting a stale number as today’s market. If stock appears, the price has to be tied to the exact unit, the legal seller, amounts already paid, the contractual position and whether ownership can actually be transferred.
Foreign ownership also needs specific to the project evidence before it can be marketed. Thai condominium rules allow foreign buyers to own units freehold within the statutory foreign quota, capped at 49% of the condominium’s total area, and a transfer requires confirmation of the foreign ownership proportion from the condominium juristic person. For The Rich Ekkamai we did not find reliable current proof that a completed condominium has been registered, that foreign quota is available, or that a transfer can presently be registered. It would therefore be misleading to promise a foreign buyer freehold today. Before any reservation or deposit, the buyer needs current documents for the project and the exact unit: construction and licensing status, condominium registration if any, contracting party, prior payments, seller’s rights and the practical ability to register title.

Unit types & sizes
The smallest conventional format in the scheme. It suits one person or a couple who wants a separate bedroom without paying for a flex room. Unit orientation and exact floor position matter because this type repeats across many of the residential levels.
A middle ground between a standard one-bedroom and a true two-bedroom. The extra area can work as a study or small flex room, but its usefulness depends on the exact plan and window arrangement; “plus” should not automatically be read as a full second bedroom.
The largest regular apartment type. It is a more credible option for a couple needing a separate office or for a small family than the sub-36 sqm units. If the project returns to active delivery, compare not just size but corner position, outlook and relationship to the lift core.
The loft uses a double-height volume to create more spatial drama than its headline area suggests. That can be appealing, but the mezzanine must not be assumed to equal registered title area. A buyer needs the exact unit documents showing how the upper level is treated.
The larger loft combines two bedrooms with a tall main living volume. It is the most distinctive plan in the scheme, but also the one that deserves the closest documentary review: registered area, mezzanine configuration, technical limitations and actual as-built execution all need confirmation if construction resumes.
The size ranges reflect the later 45-storey, 492-unit version of the scheme. For Loft units, verify registered title area and the legal treatment of the mezzanine separately; the public size range does not answer that question.

- Hipflat gives the specific address 86/7 Soi Ekkamai 8, Phra Khanong Nuea, Watthana, Bangkok 10110. The map coordinates therefore use a deliberately wider location radius rather than claiming entrance-level precision.
- Big C Ekkamai is the clearest immediate daily-use landmark beside the site. Project material also references Donki Mall Thonglor, Major Ekkamai and Gateway Ekkamai within the wider Ekkamai catchment.
- BTS Ekkamai is the relevant rail reference, but this is not a station-door scheme. Portals publish different distance figures, so the actual walking route matters more than a single headline number.
- Ekkamai Road is an active urban corridor with retail, restaurants, schools and healthcare distributed along it. That supports day-to-day convenience, while buyers sensitive to road noise should check the orientation of the exact unit.
